Building per ZOLA & DOF is 50k sqft but, reports state 76k sqft. How??

Also note that ZOLA and DOF are estimates, generally based upon a reporting of the lot coverage x the # of floors. They can be way off and never to be trusted. The only way to get an accurate number is to have an engineer survey the exterior of the building and then get an architect to do a zoning analysis.

Since it matters enough that you posted twice, just go see it, or at least drive by the front. if it is an old building, it could be a grandfathering issue. If it is new, it could be they are counting improperly. There’s no googlearth for square footage (yet).

Probably the difference between the gross and zoning square footage. For example, cellars and off street parking generally don’t count as zsf.

Hi @dorkofwindsor & all. What else would you need or how can I verify the GFA? Per todays zoning, before bonuses, it’s overbuilt. I just don’t understand how news sites are reporting a higher square footage when city sources say otherwise.

Old grandfathered zoning? Zoning changes every few years. Even on my own tiny R5b residential lot the building should only be 2100sf, but is 3100. With the little info you provided it is just speculation. Could have been overbuilt illegally, who knows.
