Building classification confusion - multi-family / single-family

Our newly purchased house has an ambiguous building use classification, so i’m not sure what the best course of action would be to take. The last CO of record from 1966 has it as a 5 family. The deed lists it as a 4 family. It is taxed as “2A – 4-6 Unit Residential Rental Bldg” and the layout at purchase was a 3 family (3 kitchens). We are going to use it as a single family. Any thoughts on optimal course of action? I have no problem going through the work of converting and adding sprinklers, etc., etc., if that makes sense long-term. It really feels like it should be classified as a 1 or two family, but I am unsure of future tax and value implications. Any guidance would be appreciated!

If any of the five units were class B or SROs, there could be restrictions that prevent you from making alterations or renting units without first going through the elaborate process to legally convert from SRO units. There could also be steep fines for illegal work. Separately, any C of O change will result in the house being taxed at full assessed value within a year or so of the sign-off.

That’s really the question I guess – if / when we renovate, should we change the C of O from a five family to a 2-family (we would at least keep it a 2-family). Are you saying that the reassessment is what would lead to higher property taxes? We are paying like 50% more in tax than most of the comparable one or two family houses around us, so we figured change of CO would lead to lower tax…

Are you changing the C of O in a renovation?
You’ are definitely in the wrong tax class, and a change to class 1 will get you reassessed and you’ll pay higher property taxes.
