Brownstone Stoop repair :: Below stoop repair

Anyone who has experience with this ? Shall the entrance area below the stoops and the crawlspace below the stoops be waterproofed ? or is it ok to expose the brick walls and just repoint ? Everyone is offering us a different service. For us most important to have a “healthy” save environment – of course no water leaks anywhere as well. Would appreciate anyone’s experience with this. i did mine underneath at the same time i redid the whole stoop. stucco, i think, and i love it. i don’t believe i would have done it without re-doing the top, which was in poor shape. yours looks dry, but if its just a clean aesthetic you could also furr it out and use something like that pvc shiplap they sell at lowes etc (or any nonorganic material that isnt expensive and may resist mold and wont deteriorate if you get some water)

Ok. Do not try to seal this on the inside to keep water out of the inside. If you wish to water proof inside that must be done outside and even that makes me nervous. If you seal the inside to hold water back, it will become trapped and will freeze in the winter and that will cause massive issues. For now, let the water go where it wants to-

A cement coating, in blue-gray, similar in color to the original badly deteriorated bluestone. I don’t recall who first did the work years ago, but it didn’t hold up well. Kevin Morgan did a much better job about five years ago.

Since Cate asked–we’ve had our steps re-coated twice and the area under our stoop is MOSTLY dry, but our bicycles stored under there, which we haven’t used for years, are a mess.

Perhaps I used “repointing” too casually because, yes, brownstone can’t be repointed. Our repairs were done from below and involved “sealing” or mortaring the spaces between the steps, then painting the entire surface with thorocoat. Our stoop is built partly of brick, partly of brownstone. It’s the brownstone that, no surprise, deteriorated the most.

AFAIK, the repointing has to happen on the outside, not the inside, to keep out water. Also, I have heard people say it’s not really possible to completely keep water out of the area under a stoop, but our stoop is brick not brownstone so I don’t have personal experience with this. Of course, if water is getting in, then the freeze-thaw cycle will probably cause further deterioration of the stoop and possibly spalling of the brownstone. Maybe Bob Marvin, DIBs or others can comment on their experience maintaining brownstone stoops?

Frankly, I would advise accepting that this space will never be entirely dry and certainly not dust proof. You could easily waste money pursuing a “perfect” solution. Best to repoint between the steps, then paint with a cementitious coating. Just don’t store anything valuable — like an expensive bicycle — in there.
