I have only needed to collect from Rhino so far for unpaid rent. I understand for damages, if you send a picture and invoice, they pay out electronically within two days. I was told that if the service is being suspiciously/serially abused by a landlord that they will consider terminating the partnership with that landlord

anything with outdoor space is renting immediately with multiple offers based on what i am hearing from wannabe renters

My RE friend in the Williamsburg/Greenpoint/Bushwick areas has said the market is robust for smaller apartments for singles or couples and at that, only if they are reasonably priced. The caveat there for landlords though is there are many looking, that are collecting unemployment with no job to go back to after it ends. But there ARE some that have not been affected employment wise. .
There was a real chance/worry the market would drop drastically for ALL apartments, as the pandemic wore on, but so far that’s not been the case. At least for moderately priced rentals.

Sure, if it’s a great deal it will rent. Otherwise, it will sit vacant. Folks are leaving NYC, not moving here. The only people moving are those looking to get better deals — either cheaper, bigger, or both.

It depends on what it is. Smaller single or couple type apartments rent well in decent locations. Larger apartments wanting shares…NO! I have rented studios… easy. A 4BR 2.5 baths has always had 4 shares in the past, I now have a couple with 2 little ones … “waiting to see what the market is doing after the election & then they will either buy in Brooklyn or upstate”.

I had an open house last weekend for my Garden floor apartment. About a dozen couples turned up . Quality apartments with outdoor space is in high demand .

My girlfriend just rented out her garden apartment but at a reduced rent from the former 7 year renter and only by using a realtor
