Brick Facade Replacement
Hi all,
I have just purchased a 3-story, 20′ wide brick townhouse in Greenpoint that will require a new facade due to years of neglect by the previous owner. My go-to architect has put the plans together and it’s fairly straightforward – remove the double wythe brick front facade, and then replace with CMU block and a brick veneer. I am wondering if anyone has experience with this kind of work, any good referrals, and an estimate of $/sf for this kind of work. (I already have the scaffolding and architecture ready to go, so this would be for the contracting itself.) Thanks!

Clapboard in Hardie or cedar would probably cost around $20-40K for one facade. Since you’re in Greenpoint, it’s possible the house was wood frame originally. PropertyShark, old insurance maps or the 1940s tax photo may give clues if it’s not obvious from the house itself. Some of these houses are pretty old and can date from the 1840s-1850s or so. (Sometimes they were vernacular Italianate/Greek Revival with original details on the inside — often stripped or covered up.)

seem’s like overkill to remove the whole front wall and start from scratch. But even if it really is as structurally unsound as you say, it’s also overkill to build it back with cmu block. Steel studs + brick veneer would be more efficient. One of my neighbors paid 90k for just a new brick veneer over a wood framed house. (25′ wide building) This was about 5 years ago though. I deff agree it would around the 180k range. My neighbor used “JMK QUALITY CONSTR CORP” the owners name is Jacek Kozliol, he’s a local greenpoint contractor, thats done a lot of masonry work in the area that you can actually go and see for yourself if you’re interested.
