Best location for raising a family + ease of living? North side of Park Slope?

Hi,

Any advice appreciated here. Is north slope in Park Slope, off of the main avenues, the best place for raising a family, having a shorter walk to multiple subway lines, being close to a large park, and being close to neighborhood shops? Under Union st for PS321 of PS107, north enough to avoid sirens from NYP hospital, off a main avenue to avoid traffic noise? Are there any other considerations here? It seems most other Brooklyn neighborhoods have pieces of this but not all aspects: good schools, close to subway, close to park. Beautiful aesthetics are just a bonus.

If this is the case, is it better to have a house with the front facing north or south as it relates to natural light in the house and backyard? My original inclination was front facing south, but that results in a dim backyard and back of house – whereas if you blow out the back of a house w/ all windows, and have the backyard in the sun in the afternoon, I suspect this will have much more light – am I correct in this line of thinking?

Also, for anyone living in park slope – have the sewer changes caused flooding in your basement in strong rains/storms?

The answers to these questions will vary depending on the person. But you will find good schools and strong communities in Clinton Hill, Park Slope, and Brooklyn Heights, among other places. It is true that of these three, only Park Slope is near Prospect Park. Whatever you buy, be sure it has no leaks and a dry cellar. The issue in Park Slope is not only elevation, it is the city sewers are overwhelmed because the existing pipes are too small to handle stormwater, so it back flows into houses, where it floods basements (or, worse, bathrooms), thanks to the ever increasing number of residences and heavy rains due to global warming. This problem is increasingly not only in Park Slope but throughout Brooklyn as we lose empty lots that absorb stormwater to apartment buildings that add load to the system and direct stormwater into the sewer. As to orientation, our house is south facing, and we spend most of our time in the summer in the rear of the house because the front is a good 10 degrees hotter. A tree would be lovely, but the location of utilities on our block prevents it. You will have less intense weather wear on the facade, stoop and entrance if you are east and west facing, I believe. Be advised parking in Park Slope is impossible. If it were me, I’d spend some time in the areas under consideration, visit schools during their open houses, and chat with the neighbors. Good luck.

As to floods the. villain is the diameter of the sewer pipes in the street and blockages or backups in the system. Some of WIndsor Terrace the South Slope and Greenwood Heights are on top of the terminal moraine left by a long-ago glacier. I think we are on some of the highest ground around here. While flooding is relatively rare it happened a few weeks ago., even up here.

My house faces southwest. We do not have much of a front yard, just a tree enclosure, so we do flowerpots on the stoop. It does dress up the place. The yard faces northeast. We have loads of sun, in season.
The sun you get depends on various things: trees and the neighbor’s trees and fencing, and the shadow cast by your house. It also depends on the season. The sun travels across a much wider arc in the spring and summer, and it is higher above the horizon., creating shorter shadows. And sunrise is earlier during those seasons.

So it “depends” and your best bet might be to have your RE agent to ask the seller of the property about that . You can also learn from looking at what is growing on the side of the block, if you know plants.

Pick your priorities and weigh homes against them accordingly. But the more perfect your home becomes, the more expensive it is.
Speaking from experience, my old place on 10th b/w 5th and 6th ave flooded every time it rained. Moving further up the slope above 7th Ave has made a lot of difference. So if flooding is important, you want something above 6th ave.
As for transport, 9th st has the best train links with the F/G/N/R. The further up the slope, the further from 4th ave 9th you get however.
Being away from the hospital means you likely want to avoid 9th -7th st due to the ambulance cut through.
Keeping close to the schools you mentioned mean you cannot stray beyond 11th going south. I live right on 7th ave, i think so long as you are half a block up you wouldn’t hear it. So based on that goldilocks like search I think you want your house to be mid block between 6th and 7th ave on 10th, or 6th -3rd st. Should be a piece of cake! Good luck…

By the way i have a small yard with a lot of sun in the back and i don’t like the sun. All this is made worse because it is hard to plant trees out here to block it. So think about how much you like sun. It is good for my lemon trees though.

RE: north vs. south facing, my house faces south. I used to regret not being able to plant sun-loving plants in my garden., but have come to appreciate how cool my shady garden is on hot summer days. Also consider that if you install a lot of glass in the back a north-facing house May become very warm in the summer. OTOH you’d save on heating in the winter.

If i had considered all of that when i bought place i would probably be living on a farm about 10 miles outside of East Bunny Hole, NY.

Start with the sewer flooding basements. It seems if you are on some elevation over the surrounding areas, it does not occur. We are up higher than the people 4 blocks away and they had trouble. I joke that they got our s..t in their basements. I would start by looking at elevation on topo maps and look at those areas. From what i saw in my area with sewer backups, if i could live in park slope, i would be happy with that and would make flooding the over riding concern and the others secondary and tertiary.
