Bedroom door widths, ADA compliant?

hi neighbors!
we are in the midst of a renovation and our architect said that door widths must be 2’10” to meet ADA code for the city. it’s quite wide and doesn’t allow us to re-use the original doors that we love from our 1890s brownstone… is this a real requirement for private residence? and is there a way they’d enforce it? any experience w/this would be much appreciated!! thank you!

New code supersedes old codes in regard to accessibility and several other issues. It depends upon the scope of work, budget, and how many dwelling units in the building. One- and two-family buildings are exempt. If it applies, then it will most likely only apply to the garden level because all other floors will require a lift to get up the stoop. The Mayor’s Office for People with Disabilities provides waivers when the work to make it accessible is impossible or an unreasonable burden. They’re actually quite understanding and in my experience, easy to work with.

If you file under old code and aren’t completely rebuilding, you should be able to keep the stair, doors, etc. They should be grandfathered in. I am no expert and defer to the expertise of architects and expediters on this board who work with old houses.

Ok, ada really applies to public and commercial buildings. Nyc has its own regs and i have them but do not have time to read now to see if they apply to single family. Look up “nyc residential accessibility” and see if you find it
