Basic architect needs - recommendations?

We recently purchased a double duplex four story brownstone and want to convert to an owner’s triplex over a simple (separate garden level apartment). The house underwent a gut renovation a few years ago by the prior owner so it’s really just a reconfiguration of the space vs a full gut. We’ve talked to a few architects but the prices are astronomical given we have a VERY clear idea of the floor layout we want along with all the finishes we want and so just need someone to draw up plans for us and submit to the dob. Does anyone have any recommendations of an architect to work with that wouldn’t need to provide full design services?

most people have an idea of floor layouts. when i worked in commercial buildings with a team planning a renovation, the project stakeholders (say the dept head for that area and some other VP) all knew what they wanted and would have sketched it out and brought it to the director of facilities (my boss, who in one case had a serious interest in design) and he would redraw it on graph paper with all sorts of details with references to codes. Even after drawing all of this, the architects still had to draw those plans in Auto Cad and be sure that the elements the DOB would require were present and correct prior to submission. it does not matter how good we (any of us lay people) might be, the licensed person still has to go over it and put their stamp on it and it costs a lot of money for them to have the right to use that stamp. Besides years of education, they have costs associated with this sort of business such as E&O insurance and professional liability insurance and there is no getting around these even if your job carries limited risk.

i plan on becoming a re gistered expeditor (“filing representative”) myself in the near future and will be able to address some of the challenges that people face when dealing with registered professionals & licensed trades (architects and engineers and plumbers and electricians), codes, and the DOB. i have no intention of working as an expeditor.
