Asbestos tile abatement - 5-star recommendation for Leinster Contracting!
I would like to highly recommend Leinster Contracting for asbestos abatement. Recently, we had significant water damage in our basement due to a burst pipe. After tearing up the sodden carpet that was down there, we were greeted with mid-century asbestos tiles, which were unfortunately in very poor condition (lifting off, fractured, and friable). With two little kids, we had to deal with this promptly. Having called nearly a dozen abatement companies and getting quotes all over the place (up to $30k!), we were fortunate to find Patrick Hogan from Leinster Contracting, a licensed asbestos abatement and remediation professional. He offered an extremely competitive quote and a very detailed breakdown of how the remediation would proceed, including measures to prevent asbestos dust release, isolation of the basement air from the rest of the house during the procedure, HEPA filtration, removal of the asbestos containing black mastic (glue) under the tiles, encapsulation of the concrete to seal in any remaining mastic embedded within the pores of the concrete (according to the EPA, this is generally preferable to aggressive sanding of the concrete to completely remove the mastic, which greatly increases the risk of airborne asbestos fibers), HEPA filtration to protect air quality in the house, disposal of asbestos refuse with a licensed hazardous waste carrier, and all the paperwork to certify complete removal (important in NY, as disclosure of prior asbestos, even after remediation, is required by law when selling a home).
All of this was realized with incredible efficiency within one week of contacting Patrick. He was also an absolute pleasure to work with, he has a wonderful demeanor and was unusually responsive (sorry to say, but many contractors we’ve dealt with are absolutely terrible at communication!), answering all of our texts and calls literally within minutes, and his team was also a pleasure to work with and completed the job within a day. They even discovered and eliminated asbestos in areas of the basement we weren’t even aware of (e.g., within hard-to-reach gaps between the partition walls of the finished basement and the concrete foundation). We were extremely impressed with the finished work. All of this, in addition to the professionalism, safety measures, ease of communication and efficiency of the whole process compelled me to recommend Patrick and Leinster Contracting to others, even though I rarely write reviews. Any home built between the 1920s-1980s in NY has a high-likelihood of containing asbestos tiles in the basement or other construction materials, and it is very important to be aware of this and how to deal with it. While I am an aggressive DIYer, this is something I believe is better left to a licensed professional!
