are ADUs (Accessory Dwelling Unit) legal in Brooklyn NY?
has anyone made one or have experience in making one? I have a 40 x 100 lot house with a backyard that has ample space for a ADU.

The short answer is yes, but the required distance between the two would vary depending upon the height of the buildings and their configurations. For example, a typical brownstone might be three stories plus a basement & cellar, about 45 feet deep, and has windows facing the rear yard. This building would require 50 feet between it and another building behind it. On a 100′ deep lot the back building would only be 5′ deep, assuming you have no front yard.
Now, a corner lot would provide more freedom because you might be able to design the back building in such a way that it gets all of its required light and air from the side facing the street so less space is required between the buildings. And then there’s the fact that in R6 – R10 districts, lots within 100′ of a corner don’t need a rear yard, which may or may not apply here.

I don’t know if they’re legal in general, but the first thing you might look into is whether you have enough unused FAR.
