Architect recs - starting out on their own

Hi – We are looking for an architect who can help us with a remodel/partial gut of a 4-story townhouse. We do not have the budget to pay for a large firm and are looking for architects who may have left a large firm to start their own practice recently. Someone who was until recently a project architect and can do these things in their sleep would be great! If anyone has any recs for someone like that, or someone who will not charge an arm and a leg, I would appreciate hearing from you. thank you!

First off, I would not even attempt any kind of renovation / partial gut without a permit. Why run the risk of SWO. I would highly suggest an architect at minimum as the first step. Even if choose not to go the permitted route they might not even have to submit the plans to the DOB. At least you’ll get specs , up to code, etc. Or you can always file for the job, and find a contractors who’s willing to permit for you, then you can self perform the work .’

There are quite a few independent architects and small Brooklyn firms that, as described by the comment above, specialize in townhouse renovations. You need not choose between a big firm and someone who just hung a shingle out to start a practice.

As you interview, think about what strengths you want the architect to have — do you need more of a focus on structural stuff, oversight of the work, etc. or more on the design elements and finishes. Architects really differ on this; some are great on construction and some defer to GCs a lot, some have a great eye for design and some leave that to you.
