Apartment rental beginning in July or August

We plan to begin renting our apartment (3BR/2 BTH in PS) this summer (relocating out of state) and are still trying to determine if we will be leaving late June (therefore July 1 tenant, best case) or late July (August 1 tenant). One real estate agent we spoke to told us that the potential tenant pool is much much much better if we have a July 1 start date than August 1. Can anyone corroborate that? Is the difference that significant to justify leaving 1 month earlier? Our desired moving date would be late July but we don’t want to shoot ourselves in the foot either. (BTW, can’t leave earlier than late June nor later than late July, so really only 2 choices here).

the difference are the schools, MBA hoardes & Hampton holidays. By August all the MBA’s are in full summer swing and are NOT apartment hunting. College kids go back to school or are off to school so many families are not thinking of looking. If you do it in June you have many MBA’s looking for a place because they accepted job offers and it is that sweet spot before school lets out at the end of June for many NY families so they have time while the younger kids are still in school to look. If you plan for August you may see some traffic but you are running into the dead zone when folks put off looking because the summer is winding down and no one wants to search when it gets dark at 4:30 p.m.

As far as the pool of renters, like resident2 said no difference between July and August. However, if it takes time to rent, like a lot of apartments are right now, then you could be going into the months that are harder to rent.

Give yourself enough time for painting, fixing up a bit. If you have lived there a while, you may want to at least screen the floors. Are you planning to show it after you move out or while you are packing? My advice is to eat the month of July or eat the month of August. Move out early in the month, spruce it up quickly, show it in a pristine condition for the next month rental. September 1 is a much bigger moving date).

There is no significant difference between July 1st or August 1st for rentals.
