It is not “public record” Condo Associations are private businesses.
One thing to consider when buying: Co-Ops by law have to keep much information and records than Condo’s do. Some lax condos do not have much information or record keeping to make real decisions about what has been done, or planned to be done in a building. Or who owes what etc….. So your box in the sky is surrounded by…?

Also, and oftentimes more importantly, you’ll want to know what recent capital projects there have been and what the special charges were for them and if they are ongoing and what is being planned or will be needed in the near future, Things like boiler or window replacement, roof work, pointing of the exterior and lobby/hallway upgrades. All this of course is dependant upon age. And what the reserves are.

If it’s a condo for sale, the seller’s agent should be providing that. I don’t think you’ll get a copy of the bylaws until after the seller has an accepted offer.

Its in the Condo’s bylaws. You need a copy of that or the offering plan.
