Anybody recently secure financing for an SRO with Certificate of Non Harassment?

Most posts are from a few years ago. I am wondering if the climate has improved or if anyone has any commercial lenders they can recommend? I don’t have the cash on hand to make the purchase and to make the modifications to convert a 2 family. If anyone has any experience or new light to shine on the process of securing an SRO and turning it into a 2 family home, I’d love to hear about it.
