Alternative to Polyurethane
We are install new oak floors and refinishing old oak floors in a rental apartment. Our floor guy has suggested that we use polyuretane to protect the floors. Are there any alternatives to polyurethane that really work? We put a water-based solution on our living room floor 10 years ago. It has not held up well in high traffic areas of the floor. Maybe there have been advances in floor refinishing products since then? Any suggestions? Thank you.

I know a few people who have moved to natural oil finishes like Rubio monocoat. No/low VOCs and some pros for it over poly.

the solution you used in the living room was probably also a water-based polyurethane. since it’s in a rental I’d go to 3 coats.

Poly is the most durable. 10 years I’d expect wear. Do at least 2 coats.
