As a landlord; I have had tenants renting there apartments on Air BnB against the terms of their lease and it causes many problems; for other tenants in the building, not knowing who is coming and going, the Air BnB guests not caring about the “house rules” regarding garbage disposal, party policy and pets etc. after one instance several tenants experienced ID theft issues that we suspect was an Air BnB “guest. As well as bed bug issues etc.
As the Aunt of many nieces and nephews that use Air BnB regularly to travel all around the world; most NY air BnB’s are tenants that are illegaly subletting their apartments or large landlords running whole buildings as illegal Hotels, yet still taking advantage of Real estate tax abatements that were supposed to provide full time housing for regular tenants.
Air BnB should make a better effort in not listing apartments that are not listed by the owner (not tenants) and to make sure that they are in one or two family houses only. Or a room within a home where the host is present at all times to supervise the “guest”.
Yes, it is grea t that Air BnB gives people an opportunity to travel at a cost much cheaper than a reasonable hotel. But not at the expense of tenants and landlords trying to maintain degree of safety and privacy.

I don’t know if that really means rent as such – I often say “it pays the rent” meaning mortgage, expenses, etc.

I don’t believe this is as big an issue in NYC as it is in say, San Francisco according to the anecdotal news I read. I’ve rented Air BnBs in Brooklyn Heights and they are almost universally single apartments rented by individual owners and not always available, not units taken off the market for AirBnB rental exclusively. In addition, in the BH neighborhood proper there are never more than about a dozen available at any one time. Insignificant. Sure, there are a lot more in Manhattan but a very small fraction of the overall apt. market.

Augustiner, yes, they were the only winners. Also a big flip off of NYC by Cuomo and the rest which could have won in so many ways like you stated.

The city on collecting additional taxes, businesses outside Manhattan on additional income; homeowners on substituting their mortgage; tourists on affordable ways to visit the city.

There are two separate laws/regulations. The City rules apparently applies to all housing including one- and two-family homes. The new State law has significantly higher penalties than the City rules and applies to three or more unit buildings.
