Advertise on the side of my property?

My house is the first property on the block, adjacent to 4th ave, in Sunset Park. I want to allow companies to place ads/billboards on the side of my property. What are things I should be considering (e.g, liabilities?)? How much money can these types of billboards really produce? And lastly, where would I buy a “YOUR AD HERE” sign?

Its a zoning question. And typically, you cant just slap up ads on residential property. Some properties with legal commercial space can place ads that promote the business in the building. Others are permitted to advertise unrelated business.

To get any income from it with the least amount of work ( I mean frustration) you are better to deal with one of the advertising companies that handle it all. You will see the names on the frames of the boards.
You basically rent your wall to them, they pay you an agreed monthly rent with a lease. They do everything else. Do not take their first offer, talk to at least 2-3 companies (there are only 2 or 3)
If you are willing to let them advertise anything the rent will be higher, if you have restrictions like no Porn, no liqueur, no NRA ads etc… it will be less.

Before the city very much cracked down on this 10 or so years ago, we had periodic huge advertising banners (ie, 40×60) on the side of our building facing 3rd avenue in the east village. We had an ad broker/company that installed the rigging, marketed the site, put up and took down the banner, etc. for a cut of the fees. The revenue was impressive (if I recall, north of $5K/mo), but the usage was sporadic (most often, for some movie opening), and the ad company typically preferred not to take down the banner even when we were not getting paid because it showed off the space. But, this is fairly verboten now, at least in Manhattan.

if you’re looking for a banner type, you’re going to get burned. somoene will probably pay for a few months and then leave you with the expense of taking the sign down, then doing it all over again. call one of the big billboard companies; they will deal with everything from permitting to hanging and maintaining the sign and bookkeeping.

It’s facing 4th Ave. If it is permitted, presumably there is signage on like properties nearby, and therefore unlikely to bother neighbors on the block. 4th Ave in Sunset Park isn’t the Champs-Elysees.

The locations where you can and can;t display commercial signage, how big, etc., are heavily regulated through the zoning ordinance and by DOB. Serious fines for a noncompliant big sign. Make sure you have checked out what you are allowed to do.
