Adding additional electric meter

I have a two family house with two electric and two gas meters. I want to add a third electric meter to cover the common areas and cellar. Can anyone provide me feedback on what to expect regarding the electrician, con Edison and the city DOB, invcluding any approximate costs. thanks

It is not worth the cost. If you want to deduct the common hallway etc off your electric bill, if that is were it currently is as an expense, then just stick to the same 5% of the bill or whatever rate you want to charge yourself (IRS) on the schedule. Or if you do not live in the property then make sure to disclose the shared meter condition on the lease of the tenant that does have those charges on their bill and reduce thiere rent by $10.00 a month or whatever to compensate.

If you are living in the house, why would even bother? Electrical use for common areas could not be more than 20 bucks/month (unless you have some weird electric heater or something,) And are you then intending to charge your tenant half? The fixed costs of new service alone will be more than usage.

Adding a PLP meter may require a rewire application, since you will need a new sub panel in the basement for common lights, power to heating etc. it will mean paying two bills.

But why not the gas too? Probably a can of worms that isn’t worth it. If you’re worried about deducting the prorated common amounts against the tenant income, just estimate it. Your accountant can give you some guidance. You will also pay a higher rate for the common area.
