1st floor studio/1-bed egress requirements

We live in a two-family townhouse and are almost finished with the renovations of our first-floor rental unit. It is 12 x 40 feet (approx) and essentially one big room, separated in two by a wall with a wide doorway in it (the floor was originally an open kitchen + dining room + living room and we have kept the same layout). The front windows (in the space that will probably be the renter’s bedroom) don’t have bars. I imagine renters will want some kind of security. If we add bars, does one of the windows need to be an FDNY-approved set for egress? I’d rather avoid that since they are so ugly, but want to be safe and comply with requirements. There are two doors in the apartment–one in the middle/living room space, which leads to the common hallway, and one in the back by the kitchen, which leads to the backyard. I’m just not sure whether the bedroom space is considered a separate room (since there is no door) or part of a single large studio space.

Based on the square footage, I would consider it a studio apt.
