Renovation work estimate

Hey Everyone,   We are going to be closing on a small 2 family house in greenpoint and I watned to get an idea of how much money it’s going to cost to renovate.  It’s a 3 story house (2 floor and an elevated basement).  The basement floor is modestly updated, but the top 2 floors would need to be gutted which is appx 1600 sq ft.  This is the work we are planning to have done. -update the electrical (10k) -update plumbing (15k) -renovate kitchen (20k) – we are planning to move the location to a different wall and build a chef’s kitchen with medium/high tier appliances. -build a deck (just steps) off the first floor (10k) -install new windows -10 of them (4k) -update expand the bathroom on the first floor and (its really small right now) (15k) -update 2nd floor bathroom to a half bath (12k) -demolation work (need to knock down a few walls and possibly an old chimmey) (5k) -re-finsh wood floors – we we want to try to restore them as they are currently covered (7k We’d appreciate any insight, feedback and advice. Hey, would someone be able to recommend a reasonable priced GC for the work outlined above?  We would like someone who has expeirence in working in homes in williamsburg/greenpoint since they are old houses with similiar layouts. Also, we have a vision of how we want to lay the house out.  Do we still need a architect? Any tips and insight would be very helpful to us. Thanks

Thanks for the advice and info….i just figured the prices out myself.  We are going to have a few contractors come in and do walk throughs.  I will let everyone know how things turn out.

If you are moving kitchen and expanding bathroom you will need to also budget for fees connected to filing with DOB: architect, expeditor etc.  I would budget around 10% of total construction cost for these. Ula Bochinska, URSZULA BOCHINSKA ARCHITECT, www.bostudio.us

Asking for a price just based on a discription is very difficult, I agree with the last post that 10 windows for 4k sounds low are you only considering cost of the windows only or the installed price. I am an architect and I can tell you not all renovations are equal. If you want a consultation (or just to ask some questions) you can email me jorgefontan@gmail.com    As far as the plumbing and electricle prices did you get these from a contractor or you figured them yourselef?  You also said you plan to move the kitchen that can entail alot of plumbing work. It is a big job, good luck. Be well prepared before starting.

thanks, for the info augustiner.  the boiler and hot water heater are new.  we did have an inspector take a look at the house and pointed out some things that we may not have known about otherwise.  I guess our next step is going to be to have a contractor come and do a walk through.

Your numbers are not unrealistic, but calculate rather 30% more than less.
10 windows with install for 4k is too low
Demolition and dumping is more, unless you organize it yourself
electrical is at least 15k because you will want to make it all new
if you plan to update boiler and heating, plumbing will be more To avoid running into the real problems like structural issues or termites or whatever, it is recommendable to walk through with some contractors or an inspector.
