General Contractor Reccomendation

I’d like a recommendation from other architects and home owners for a reliable and professional but reasonably priced contractor.  The project is a 2,000+ sf gut renovation in Brooklyn Heights including windows and a/c as well as a kitchen and 3 baths.  I have several bids from highly qualified contractors but they are in the $350-400 sf range and we need to be lower.  It is not a brownstone building- no historic details or structural issues, so it should be a fairly easy and quick job.  Thanks!

Try All Renovation Construction, they gut renovated my Windsor Terrace home several years ago.  They were very fair with pricing and they supplied me with an quote which helped tremendously with budgeting.  Excellent staff and project managers – I highly recommend them!  You can reach them via their website www.allrenovationllc.com or via phone at 718-351-4099\.  Ask them to walk you through current projects – that solidified my choice!

I’ve been using GRD Contracting for most of the big jobs in my Cobble Hill building.  I find the owner Sat Jagat to be helpful, reasonable and creative, and his guys show up on time, do good work and clean up before they go. They don’t necessarily provide the least expensive quote, but they’re close enough. Sat Jagat will make suggestions, which I find a lot of GCs won’t do.  (718) 768-5828, sjsgrd@juno.com

My friends and I have had very good experiences with Philip (www.philipshomeimprovement@gmail.com) of Philip’s Home Improvement. He completely renovated a bathroom for me and skim-coated (?) plastered and painted my entire apartment. He was on time and came in within our budget. The bonus is that he is a genuinely nice guy!  He also renovated my friend’s 3 bedroom, 2 1/2 bathroom and did a beautiful job…and a classic 6 gut renovation on the UWS.  Whatever you do, I would make sure you see photos, call references, verify  their license and insurance and if possible, see a current project they are working on. (I bet you know all this..unlike me on my first round!)

If you are getting 3 or 4 bids from qualified contractors that are this close in price, it is probably safe to say this is the value of the job. If someone else comes in significantly lower for the same scope of work you are potentially going into dangerous territory.
I think you are also minimizing the project.  A full gut reno of 2000 sq ft space in brooklyn heights does not sound like something that should be quick and easy.  Consider reducing the scope of work?
