Painting a stoop
Thanks for weighing in all. And thank you so much for pointing out the potential for slipping! How silly that I hadn’t thought of that. The steps are not, in fact, currently brownstoned. I’ll check out the options for stone steps. And if I can’t afford to do either of those (which I’m guessing I can’t), I think I’m looking for a paint that has some texture, right? It sounds like Farrow and Ball’s exterior masonry finish might do the trick. I’ll check that out too. I know not all of Brooklyn’s stoops are brownstoned. I wonder what else people do?

I have a brick row house with a stoop that needs help. The concrete slabs that sit on each step are coming apart on about half the stoop. (The step underneath each slab is still in good condition.) Lesson learned: don’t use salt on the stoop. So I’m hiring a local guy to replace that top level of masonry on about half of my stoop, and then (re)paint the whole thing. What’s the best material to use for the top layer finish? Right now it looks like it’s been painted with some sort of latex paint that I don’t really love. I pointed out to him a stoop across the street that was finished with brownstone material, but he’s suggesting a high-gloss enamel paint instead. Do you think that’s an appropriate choice? Would love any feedback. Thanks!

Painting them won’t halt the deterioration. Painting them in high gloss will only make them slippery if the paint isn’t “sanded.” If they are concrete, as you say, they are best replaced and stone might actually be cheaper than having them “re-brownstoned” if they are indeed brownstone

Paint will always deteriorate. Gloss paint will show signs of deterioration quicker and is inappropriate in my mind because as Davein…. says it will be slippery when wet. It will be best for the long term to have a brownstone contractor to re-brownstone the stoop properly, but will obviously cost a lot more in the short term.
