Is the underlying structure on a unit's balcony or terrace considered condo common area or part of the individual unit's responsibilty for repair?
The exterior facade is considered to be part of the building envelope (common areas) but is the underlying structure for the balconies, common or individual unit responsiblites. We are having the facade replaced and once the facade was removed it was determined that there was no underlying support for the facade. Is this a common area responsibility, or is it the individual owner’s?

I once managed a condo complex in another state (that another state part is important as the laws will vary) and when the supports underneath the decks (just about everyone in the complex) failed (rot) it was determined or decided that the association was responsible for the supports and that the unit owner was responsible for the finished floor on the decks. I do not know how our board arrived at this: I do not know if this was something they found in the by-laws, if the state we were in (NC) had addressed this in laws regulating condos, nor do I recall if someone put this to a vote before the board or to the owners at large. I am not adept at by-laws for these types of organizations, but I know whenever we had a question about the maintenance of the buildings, we first went to the by-laws. I know, not everything is addressed therein.
