Electrical Estimate - Sound Reasonable?
I recently bought a house with a letter of no objection for a 2 family C of O. However, it only has one meter, so we’re going to bring the top floor apartment up to code. As of now, I have had two electricians over.
Christopher John Electrical said they could keep everything on one meter, increase the size of the circuit plate from 20 to 30, and reground my house for about $2200\. But before they could give me an estimate on the rest of the house, they want $1700 to get behind my walls and do a more thorough inspection.
Sal from L & B Electrical told me he could give me two meters and put everything in the top floor apartment on its own switch plate in the apartment itself. He also said he would bring the entire house up to code by adding AC outlets in each room with a window, grounding older outlets, and replacing regular outlets with GFCI outlets where necessary. He also agreed to a few miscellaneous jobs such as moving a ceiling fan, repairing a light switch, etc. His estimate comes to $17,500.
The first option seems kind of fishy, but I wonder if the second is unrealistic given that we don’t know what’s behind the walls.

Ok, looks like its back up.
My electrical contractor recently bid $8000 to fully rewire the upstairs of a two-family and around $17,000 for a full rewire of an entire two family.
We know going in that we will have to find a path for the new cable runs, and we know pretty well what is inside the walls.
We have another project where we may have to untangle some work done by someone non-licensed. In that case I added a provision to the contract that we would do a diagnosis for a small fee since we don’t know what we are getting into prior to a full bid. But in that case we will test the existing with electrical equipment.
