8 family walkup front door need replacing

Hey there, happy new year! Our wood frame coop has a front door that is in pretty sad shape. The building is a pretty typical 4 floor, 2 railroad floor thrus on each floor with middle entry building. The problem is the front door is wood, and it contracts and expands with the weather and often simply doesnt latch closed. There is also rotting of the surrounding wood frame above the door. My unit is on the first floor and also houses my bed that is directly behind the wall where the front door is and I would like to try finding a solution for a new door that has a ‘soft close’ feature but also one that latches properly for security every time. I’m not even sure where to begin looking with this type of renovation. Also, would something like this require permits? This is not an historical building. Thanks for any tips!

Happy New Year! If not in a historical building, you will have a few options for replacement of your exterior door and frame, from wood to vinyl to steel insulted etc. Its usually best to go custom and have a door and frame measured and fit to your home to avoid drafts etc.Going this route may be a little bit more costly but worth it. On the flipside, there are many times that the door and frame existing are stock sizes and can be replaced without a custom aspect, saving you some money.
