When you have to switch GCs...

First, have your architect (and potentially, your special inspector) come to the site and do a thorough inspection of the work completed to date. You need to understand if the work completed to date will be sufficient to pass inspection. In a perfect world, your architect (and, if applicable, your special inspector) will have been doing their jobs and will have progress photos and documentation for any work that is covered up.

Once you have this information, you need to find a new GC to take over the job. This isn’t a big deal, just some DOB paperwork, but expect to pay a premium for a GC to take over someone else’s job.

Finally – note that this is not the end of the world. Contractors can be capricious. What is important is making sure your design professionals are in the loop.

We are close to Substantial Completion but our GC wants to remove himself from the project and associated permits even though we have been more than patient and supportive. I am looking for any piece of advice that could help us with this tricky situation as we still need to meet DOB and other inspection requirements. We will also be looking for a GC to complete that phase of the job.

I have not personally experienced this but I would wonder if the GC believes the work won’t pass inspection. Do you need the city to sign off on electrical and plumbing or did you work with an architect or engineer to file an Alt-1 or Alt-2?

Without knowing exactly what is going on, I think it is safe to say that something is up, and when you find out what it is, you will have a better sense of what it’s going to cost you.
