Survey needed to get permit for a deck.
We live in a one family, 22′ wide, landmarked brownstone. We want to build a deck off of the back parlor floor. We got an architect to draw up the plans and hired the iron workers. We were then told by our architect that he needed a structural engineer, so we hired one as well as we an expediter. We submitted our application for a permit and were rejected because our application was “incomplete” and are being told we need to provide a survey. Is this really necessary? The cost of this deck is ballooning way out of budget.

Thanks for the replies. We may have to original survey when the house was purchased or possibly from previous work. As bob Marvin asked, could We use that survey or do we need a new one?

If the OP had a survey done when they bought the house, would that suffice?

it is absolutely correct. You need a survey from a certified land surveyor in order to determine the exact property line.

The survey will pinpoint the exact property line especially if you have a shared party wall. They will run a plumb line down from the roof if necessary.

A survey is required for all DOB filings. Your architect should have known before he started that the structural details and a survey would be needed and should have provided pricing for those items along with the expediter. http://brownstoner.staging.wpengine.com/curated
