C of O change and violation

@resident2 No, we didn’t have tenants. The house was configured as a one family (which is essentially the original floorplan, just using what would have been single room rentals as bedrooms), when we purchased it, and we have always used it as such. This was just intended to be a legalization process to enable us to sell it more easily.

We bought our house about years ago. It is configured as a four-story single family, but the C of O was for a duplex apt on the bottom two floors and 5 rental rooms on the top two floors. The seller was supposed to convert it as part of our contract but did not. We have been undergoing the long process of trying to legalize the conversion using an expediter, filing a no-work alt-1, etc. We are close to being done, but we didn’t get our final electric signoff due to some old violations. However, in the meantime, we received a violation for occupying the house, and we have a correction date of May 14. The electrician tells me it can take 2-3 weeks to get a DOB electrical inspection, and the expediter tells me getting a temporary C of O can take 3-4 weeks. The expediter is not very communicative or responsive in terms of finding helpful solutions and has failed to move this process along, but we have been hesitant to switch horses midway through.

So that’s my tale of woe…any suggestions? Can anyone confirm that it can take 3-4 weeks to get a temp C of O? Anyone kno w how much the fine may be if we stay in the house after May 14 when we don’t have a valid c of o according to the DOB? I am considering moving out temporarily but that’s not cheap either.

I am hoping you do not have any tenants living there? If it is just you living there; go to the hearing with all your on going files to correct the issue to show that you are working on it and state that the only person living there is yourself as a “Care Taker” to secure the property.
