DOB Permit

I went through a lenghty renovation with contractor recommended by my architect.  little did I know that the architect would favor the contractor in many situations.  we worked through most, but after the significant completion, the contractor has stalled the punch list for 3 months.  and the architect wants his fees without providing a sign off.  what can I do?  the architect doesn’t even respond…  thank you

It is a conflict of interest.  How do I get in on the scheme?  I am aware some clients choose contractors after architects tell them what price to charge, which will be the middle price among three bids.  Is this what happened to you?  A few days ago their was a post and several replies about choosing a contractor from among many called to a job site at the same time, or different times.  I have also been to job sites where a bank representative helped choose the contractor.  Is that a conflict of interest?

In the real world of NY construction, you the owner, the architect and the contractor form a triangle of power and responsibilities (much similar to legislature, executive, etc…) An architect’s work is usually unrelated to contractor’s unless you entered some sort of design-build agreement or specific payment plan. We, internet trolls cannot give you a valid advice without all the details, but your general guideline should be the document you signed. As a rule contractors see 5% of their final price withheld for punch list items. That’s usually considered enough of an incentive to finish the work. If I were your architect I wouldn’t sign off without being paid in full. This game of mistruct goes both ways. Can you do a “parlay” with all the parties involved?
