Permits required. 20% is for the entire (aggregate) roof area. Nothing combustable within 3′ of property line. Ed Kopel Architects

hey all, hoping someone can clarify a few things about roof decks and permitting. I’ve got a three story attached limestone with a two story rear extension. The extension is about 16 feet long and 12 ft wide, so it’s 3 feet from the property line on one side and 5 feet on the other. I want to build a terrace accessible from the third floor, with no stairs or anything going down to the ground. The extension is brick, and I’d like the terrace structure to be supported by the parapet walls. As I understand the rules, it can be built out of wood (since it’s over 3ft clear of the property line.) I know that only 25% of the roof area can be covered with combustible material, but does that 25% mean the entire roof area (meaning the 1000 sf main roof and the 200 sf extension roof) or does the 25% rule apply to each roof segment separately? That is, can I cover the entire extension with a deck and still be within the 25% combustible material rule? And for a project of this size, are permits/architectural plans required?

I believe the 25% reffers to the entire roof sq footage for the building, but I thought it was 20%. You will need an architect and permits are required. I am an architect if you have questions jorgefontan@gmail.com
