Hi all. We are planning on building a deck off the first floor in the backyard. Backyard is 32 feet. Deck will have stairs for access to backyard. Will also need to convert one window to a door for access to deck. 1 – Do we need an architect And construction company And someone specifically for the door? If so, any recommendations? 2 – We are in a historic district and the door and deck will be slightly visible from the street. Does anyone have experience with this or advice? Thank you in advance!

Landmark or not – creating an opening for a door is structural work which requires a permit. Also there are certain requirements like e.g. no combustible materials within 3 feet of the property line (for 3 family and bigger). Get an expediter to make and file a plan.

You will most likely need Landmarks approval, but also depending on what the zoning is in your block you may only be able to build a direct staircase because you cannot build anything within 30 feet of your back property line.
