Recommendations for new deck and door conversion
I really like the blue. Who painted it? Or did you do it as a project? What paint and primer did you use?

Hi all I am in the final stages of a deck project and have had a good experience with everyone that worked on the job. The permit was done by Scott Schnall. I had an exisiting fire escape and the examiner had to agree to have my new deck as part of my tenant’s egress. All approved. Scott is on 718-875-2036\. He is charming in an obnoxious way, but gets the job done. Lopopolo ironworks built the 8X19 deck and steps down to the garden as well as installing a new window guard and a security door and fixing the bars at the top of the fire escape. My deck is higher than standard – 10′ 4″ from the ground – and Joe took a lot of time going through the options as there are 17 steps down to the garden. As it turns out, having such a high deck is an advantage as the space underneath is really useable still and it doesn’t block the light. On Joe’s recommedation, the floor of the deck is built with slats which let light and water through and it’s very comfortable to walk on. Joe has a great crew – his guys are friendly and work cleanly and totally go above and beyond. Some plants needed moving as I had underestimated where the steps would land and one of the guys carefully dug the plant up under the roots so I could re-plant. The security door looks great and has plexiglass screens and bug screens for all seasons. Lopopolo 718-339-0572 The new 8′ door was bought from Dyke’s Lumber and was a standard size from Therma Tru. It took only a week to get and Mike at Dyke’s was very helpful. 718-624-3350 Wayne from Ground Up construction did the window to door conversion. Great guy, good price. 917-804-3221 I am in the process of having the fire escape and deck painted Crisp Blue. Many friends think this is madness and I am sure folks on here will agree, but i happen to love it and it looks great to look up under the deck and see the blue sky through the slats of the blue deck. (My garden does not usually look this crappy btw and I look forward to getting it back to normal)

Looks great, congrats. Thanks for the recommendations and the details. I had a similar deck project with Schnall except that we built it out ourselves with PT crappola from the home center (all we could afford, but we’re very happy with it). Agree with your assessment on Schnall. We also went with a Therma Tru door, but we ordered it from Carl Knight at Park Ave Lumber — I had a great experience with him for the door and for windows (Marvins) that we purchased; he did careful measurements and made sure we got what we wanted. 718-403-0100.

I actually removed the window guards that were on my parlour level. Never felt they were really necessary. Allied Arborcraft put in a beautiful full pane thermal door and a screen door. I think the blue is great. I think more municipal structures like raised subways and bridges should be painted in these colors a la the Golden Gate Bridge.

The entire deck is steel – it has to be non-combustible material since it’s a 3 family house. Photo attached.

Does it hold a table and chairs, a grill, plants etc.? Can things fall through the cracks? How safe is it for kids? We’re looking at doing something similar and all these questions are coming up. I really prefer iron to steel but don’t know how practical that is, or what the price difference is. I’d love to see photos of other non-combustible decks, and to know who built them.

It will easily hold quite a bit of furniture and a grill and planters and friends and kids. The thing is pretty big and solid. I had a gate put at the top so that kids don’t come flying out from the dining room and fall down the stairs. Tiny toys could fall through the cracks. Kids not so much. My kids are 8 and 10, so they are civilized, but if yours are tiny, I would put the latch for the gate on the outside so that they can’t undo it.

I have questions about how to do a screen/storm door on the outside that allows light in and an interior door that also weatherizes the interior and lets light in – in other words, how to get enough light when wanted, enough protection against the heat in the summer and cold in the winter, and also protects against intruders if we want to lock the doors, and against bugs when we want to leave the doors open (we have the infamous mosquitos and it’s almost a non-starter to go outside after mid-July and we plan to fight back via zappers this summer)

@brooklynbemused I love how it came out and I love your detailed post. Not sure if you will see this as it’s such an old post, but it would be great if you posted a rough cost for such a project. Also, did you add the 4th floor or did you buy the building that way ?
