Bedstuytownhouse, Since the thread is still alive, I’ll briefly address this. I’ve never heard of a reno coach. I have worked as an “owner’s representative” for construction for a major corporation, a state education system and am qualified to represent New York City in its construction affairs. But these are large scale entities who do not specialize in construction and require professionals who can oversee these interests. A GC is allowed to make a profit, and one of the ways we do this is by re-selling our subcontractor costs and coordinating the subtrades. My AIA contracts allow the Owner to hire their “Own Forces” for scope not in my contract – however what they can do is limited. Anyone taking out a permit tied to my master permit has to be vetted by me, and I am the one who takes out the mechanical permits on behalf of the licensed mechanical subcontractor. In turn I rely heavily on accurate pricing and vetting of a working HVAC plan by my trusted sub. I would encourage you to keep seeking a team – and perhaps a coach will be part of it – who you trust.

MasterBuilder – please answer this…do you honestly think $2500 for a front cellar hatch and $15k for a Mr Slim-like until is appropriate pricing to pass along to a repeat customer who has referred a GC to a very prominent and well-known family to the tune of well over $100k in business? Bedstuytownhouse, I’ve seen hatch prices come in at $2500 – but I’ve also seen them come in at $750\. I’m not able to comment on the HVAC pricing. I would need to know exactly what units are specified and send it out for pricing. (It is not uncommon for an engineer to specify something out of a catalog that is much more expensive than a stock item.) Clients usually ask us to help value engineer. Some of my Brownstoner clients (who have been through a few renos) recently sourced a HVAC company for a small project and managed them on their own. You never mentioned the whole scope of your work. If it’s just a front hatch and a mr. Slim and $2000 are essential savings for you (in which case I’d recommend not to renovate at all) then just call a few people and have them deliver an estimate. Problem solved. If you pay someone to get estimates, the price difference will be his fee.
