new flat roof advice

after years of procrastination this crazy winter is forcing us to deal with our old roof. its a flat roof on a 2 family brick building. 25X50 foot and attached on both sides. there are 2 old skylights that need to be replaced and one brand new hatch that is already installed. I have one quote for the job 15k from a contractor that ive worked with before and whose work is ok but in no way great. does anyone have any affordable and trustworthy roofers to recommend? I have never done this before so if anyone has any tips/cautionary tales or advice on this type of project i would greatly appreciate it. many thanks, EB

Ask lots of questions about how is the job going to be done, time to finish project, even ask for prior work they have done with this type of roofing…I would get more than one estimates get a few and compare. I had premier replace my 20×60 roof w/2 skylights a few months back. Price came in at $8500 w a 10 year warranty. The work took about half a day and was scheduled for about 3+ weeks out from initial visit. We had Leakmaster come by as well, they about 15% more expensive but offered a 20 year warranty. It was a toss up of who to use, but Premier seemed like a slightly larger operation and I felt that if I needed to call in my warranty several years down the line I’d have less risk of the family business having closed up shop, no knock on leakmaster whatsoever – Nick was a great and conscientious guy and I know he has a ton of positive recommendations and feedback here. You can’t go wrong with either.

the advice i got from the first contractor was to rip it all off and start from scratch. i have no idea if thats really necessary so i tend to get 3 opinions on something like this that i know nothing about. may need to remove it all.

I felt like everybody was quick to sell me a new layer when the roof probably could’ve been patched around the edges. The reputable places you can find on Brownstoner charge around $5,000 for a new layer. I ended up paying $2,000 for one — it popped up as a problem right the week I bought the house, before I knew much about this stuff and I felt like I had to get it fixed right away.

I highly recommend Eminence Construction f/k/a Fatos Roofing. They’re a father and son team who are honest and very careful with their work. They weren’t the cheapest quote we got but I think they did a very thorough job. They did our roof last June and we’ve had no problems since. The son Nick is the contact person – 917-577-2350\. Are you ripping off the roof completely and starting over? We just put a new layer on our flat roof, added two new air vents, replaced one skylight, and reseated the hatch and the bill was $6,000.
