Cost to renovate a bathroom?

I am going to gut renovate a bathroom that is 6×9\. I will be doing all the demoliton and trash removal. The layout of the bathroom will remain the same and I will provide the fixtures including new tub, toilet, sink, etc. I intend on using 12×24 porcelin floor tiles and subway tiles around the bathroom 4 feet from the floor and all around the tub. How much should I expect a contractor to charge me? How long should this take?

Installing a new bathtub is one of the more complicated and expensive projects involved in a bathroom remodel.I think on average between $1500 and $2000 to remodel existing bathrooms.

I think about the lowest you could go would be $6k with the fixtures. High end guys are more like $25k. I agree with the tinkerswagon-doing the demo will not save you enough money to be worth it. The bathroom really doesn’t look that bad-you can have the tub refinished good as new for $300-$400, and replacing the sink/toilet would be a lot easier than gutting the whole thing. As for rot, if it’s not leaking underneath, why worry now? A cheap contractor could introduce new problems…

You would have to cut a hole in the ceiling under the bathroom to check your plumbing and conditions.

I’d like to take a look underneath to make sure there is no rot or any other issues. Rick – any recommendations on how to perform these checks w/o gut renovating the bathroom?

If it’s a rental do you really need to gut the room? You could resurface the tub and upgrade the fixtures for far less.

Seconded on installing radiant heat in the floor when you have the chance. I put an electric mat in – it’s superb.

Let me know if you want the number to someone very reasonable. He’ll come down down and give you an estimate with a time-frame. (I am not affiliated with him, I have used him in some other contracting work and was very satisfied)

you are not saving much on the demo. You are not saving enough to make it worth your while. I am a contractor and I have the resources (the right tools; a demo hammer) and people power to do demo, but when we did our bathroom I had the contractor do it. yours is a little smaller than mine and we added a closet (and removed a shower) and we were on a budget. I think it came out to about 12,000 with the fixtures. Don’t try to save (if you are not ready, wait and save a little more). I called a few people and I had anticipated some problems with the waste pipe, venting, and moving the toilet a tad. now, I know next to nothing about plumbing rough in but I knew enough to have certain concerns – the first contractor I called (and he was recommended) did not even understand my concerns and did not know how to either agree with them or allay my worries. he also did not know if a std tub would fit in the space we had allotted (and that is important; if a customer is worried about something he has to have an explanation or be able to look you right in the eye and tell you not to worry that he does this “all the time”). he was also the cheapest. so we made more calls and did not stop until we had a contractor who wanted a good bit more money but understood my concerns at our first meeting and had a plan to deal with them before leaving the house (he had plan a, b and c and told me what each plan would cost if it came to fruition; we only had to move to plan “b”). that is what you need, someone who can anticipate every single problem at the first meeting. that means he has done so many of these that he does not have to think about it. it also cost us 3,000 more, but had we used the first guy, my wife would have returned from vacation to no functioning bathroom and it would have cost 3k more anyway to correct issues that should have been anticipated. I would expect the labor to be about 10k on this, give or take a little. they can do it in a week if need be. I would allow a little longer. also, I have a regret – that we did not put radiant heat in the floor. it would be nice to have for those cold mornings to heat the tiles. do it. this guy does great work but he charges a rate commensurate with his experience. He also has a lot of experience and can get through anything: Chris Lombardi. I have referred him to quite a few customers and they have all liked him. I think his number may be in the BS directory. Steve
