What level of detail should be shown on plans submitted to coop board for renovation approval?

I am a design architect (not yet licensed) assembling plans for a friend’s coop renovation for board approval.  I typically work on large-scale buildings and this is my first coop renovation.   What level of detail needs to be shown? For those that are architects, would this package essentially look like a schematic design package or design development package? Do you need to show sections if it is a duplex?  Do the plans need to show structure, plumbing, and electrical?  What other specifications do coop boards typically need to sign off on?

I agree with the above stated comments but not all co-ops are the same. I got lucky on one we are just finishing a renovation the co-op only wanted a demo plan and a floor plan plus a writen project narritive and ofcourse all the contractors licenses and insurance, we were approved in a week. Now other co-op boards can be a nightmare. There is nothing wrong with talking to the building manager and asking specifically what they want. Its good to be friendly with the building manager talk to him or her and ask what they typically want.

In addition to treating it like a DOB submission, there will most likely request water proofing details, a number of notes in regards to shut off valves, most of the time they will request a full specification list of appliances and plumbing fixtures, as well as a load letter from a licensed electrician indicating there is sufficient power for the proposed work.  If I havent work in the building before, sometimes I will submit a schematic type set and wait for the response to see exactly what they are looking for, because they really are all different and unless you have worked in the building before, you really dont know.  They will also probably want copies of the asbestos and lead report, which you’ll have to do anyway if the job is fileable so you might as well get it done upfront.

I find that when a board asks for drawings they are going to want a permit too. You need to show all that is requried to explain the project. Treat it as you would if you were submitting to DOB. Good luck.
