Is it possible to a lot line window in a brick coop building
I agree with Ed (and I am also surprised that has come up on the board twice in two weeks). It cannot fulfill light and ventilation requirements, depending on the separation between you and the adjacent building you may need a special window and sprinklers. In addition you’ll need to file a deed restriction with the county clerk that indicates what will happen if the adjacent lot builds higher (i.e. you’ll permanently seal the window). It’s not impossible but there is a lot of red tape. Mike

We are thinking about ways to convert our large two bedroom apartment to make it work for our family. Our issue seems to be lack of side wall windows. Knowing there will be lots of issues wtih the coop, is it even permittable by DOB to add a window into a lot line wall? If so, I presume there are many DOB (and coop) issues but how difficult is it to make happen? There is a three story single family house adjacent to our building and then another 8 story building on the next lot. I know this would offiically be a den and not a bedroom even if it could be larger than 8X8 with a closet but it would solve some of our immediate needs. If we can’t or decide not to go the route of adding a lot line window, does anyone have experience with adding a non-windowed den for a room and how did you handle light, heat and cooling?

Yes you can install a lot-line window but you cannot rely upon it for the light and air requirements stated in the building code. You can, alternatively, make an unventilated home office. If you wanted to condition that space you could. Getting fresh air to it is a bit more difficult but possible. Ed Kopel Architects
