Cost of changing apartment layout
I am looking for an estimate of time/cost to fix the layout of an apartments I am looking at purchasing. The current owner has changed the lay-out and I want to restore it to the original. I would need to: – Remove two new sheetrock walls (2 walls ~13 feet long each) that the current owner put up – Cover up 3 open doorways with new sheetrock walls – Put up 1 new sheetrock wall with a door that would be ~13 feet long Any idea what is involved and how much that would cost? I am having touch-up plastering and re-painting done on the apartment anyways, so not sure how much incremental cost there would be on that part of the job in addition to the work removing/replacing the walls. removing walls requires a permit. changing room sizes requires light and air calculations. all new doors and corridors need to be ADA compliant. electric work doesnt need to be filed. that all being said, there are some buildings that dont ask you to file with the DOB and you might be able to get away with it. im not recommending you try to, but you wouldnt be the first. or the last.

You’ll need to file this work with the Dept of Buildings and also submit it to your building for approval. The work itself shouldnt take to long, but the process of hiring an Architect, getting approvals, and bidding out the work could take a few months.

Shouldn’t be too much, a few thousand dollars maybe. But it might be a little more complicated than you are currently envisioning (electrical outlets, matching trim/molding, finish floor at demising walls, etc.)
