Dumpster Rental / Labor for Cleanout

Hi, I’m thisclose to closing on my house and have been informed the seller has not emptied out his basement as originally planned/agreed to. I’ve already waited almost a year since going into contract and don’t want to delay further because of this. Closing is tentatively set for this Friday, and I want to come prepared with an estimate to rent a proper-sized dumpster and pay for the labor of having all the junk removed. I will need to get a credit for the cost at closing. PLEASE SHARE REFERRALS OF COMPANIES/APPROXIMATE COST OF THIS KIND OF JOB. THE BASEMENT IS LESS THAN 800SF AND PROBABLY A LITTLE LESS THAN HALF OF IT IS FILLED WITH JUNK. THANK YOU ALL IN ADVANCE!!

stuycat I feel your pain. I was supposed to close in 3 months, but it ended up closing 11 months later. But it was all worth it, and we are starting some small renovation projects also with a larger one later. Please do visit the board. Maybe we can compare notes/prices/recommendations.

Probably cost you maybe $1,000 — maybe just eat the cost and close the deal? Doesn’t seem worth ruining it over that. Of course it’s annoying seller isn’t doing something they agreed to.

Thank you, both. Yes, escrow is what I meant. I just wanted to get an idea of how much it would cost to get at least that much + cushion to get it done. I already have 1 escrow agreement with the seller, this will be the 2nd, and wouldn’t be surprised if we end up adding a 3rd, as well. I should have closed in the Spring, now I’m having to deal with all this… in colder weather. 🙁

xprometheusx included an important part that I did not — you keep the money in escrow if the seller doesn’t take care of it. The escrow agreement also needs a time frame.

Just have your lawyer hold back in escrow something like $2,500 that won’t be released until you have inspected the property and deemed it clean. If he doesn’t want to do it, take and pocket the $2,500 and clean it yourself. Fairly positive that a dumpster rental + labor should be less than $2500. That is what I did in a similar situation.

I’m afraid I can’t give you the estimates you want, but your attorney can make an escrow agreement with the seller, since he did not do what was agreed upon. We had this happen when we bought our place — the owner didn’t clean out the basement. Holding money in escrow is great incentive for the seller to do what he was supposed to do — and quickly. Your attorney still needs to know how much to put in escrow, but he can always over estimate. Then once the seller has taken care of his responsibility, the money held in escrow gets released to him. We actually had 3 escrow agreements with our seller for various issues.
