Anyone here have a sub-cellar? How far does the DOB allow one to dig down for these, as they dont take up FAR?

Park Slope is essentially a big pile of sand and clay, glacial till, left behind as the Wisconsin Glacier receded after the last ice age. Geotechnical services will locate water table(s) with boring tests. www.soilmechanicscorp.com The two engineers responsible for 406 15th street are dead… literally.

are there issues with hitting water that far down in Park Slope? How about waterproofing the sub-cellar?

Built in and around 2007  406 15th street in Brooklyn has a cellar,( below ground medical clinic) as well as to more sub-cellars.  SC1 and SC2 are both used for off street parking.  If I remember correctly that’s a 45 foot deep floor slab /60+ foot deep foundation.  Excavation was from lot line to lot line with no setbacks.  Five story rental building on top.   Henry Radusky of Bricolage Designs…

Since no one else has replied, I’ll give it a guess.  I doubt if there will be a zoning (FAR) issue, but if it is not new construction, the DOB will clearly be concerned about the structural issues (how far the foundation walls go down, for example).  Also the building code probably has concerns about ventilation and usage of the space.  You need to consult an architect for accurate advice.

What do you mean by a sub-cellar?  A cellar (more than 50% below grade) as distinguished from a basement (> 50% above grade) or an actual second cellar below another cellar?
