Filing with Landmarks for Window Work Permit
I am looking into either restoring or replacing my windows in the back of my building. Has anyone filed with Landmarks for a “minor work” permit by themselves? I am wondering how daunting it might be…contractors are asking $1500-$2000 to file for me…. Or is it worth paying them to do it for me? thanks!

I filed an application to resurface the front facade on my building on my own. I actually found LPC to be very helpful.. at least in my case. This is one NYC agency where a little bit of sugar goes a long way. I took pictures, submitted a copy of the scope of work to be done (provided by contractor) and waited. After a few weeks, I was contacted and told they wanted a few more details.. like what color the front doors, windows and stair rails would be painted. Basically, I was ‘advised’ that they needed to be black according to tax photos. I amendended the application and after another month or so, received my permits. Overall, I felt more in control of the whole process, because the contractor had to provide me with his information, which I then submitted to LPC. In a way, I felt like this really enforced the contract because the last thing a contractor wants to do is run afoul of LPC

There is no filing fee at the LPC, unlike at the DOB.

I contacted Landmarks and was told there is no fee on their part for the kind of work I plan to do. So far the contractors themselves have told me $1500 and $2000. May I ask where you got the $1200 from? Perhaps the person from the Landmarks was mistaken?

The actual cost is $1,200.00\. The Contractors usually add some mark-up for the process. LPC cares primatily about what is visible from the sidewalk across the street. Any work in the rear is pretty much “grey area” and it really depends on the LPC inspector.

You should be able to do this yourself. Rear and other secondary facades have more relaxed rules. Search online for LPC’s new “Permit Appliation Guide” and see the chapter on window work. You’ll need to provide photos, a site plan, and drawings or cut sheets for the replacement windows. Also note that most window restoration work is considered “maintenance” by LPC and doesn’t requrie a permit.
