"Status: I - AWAITING INSPECTION REQUEST" - Permit from >10 ys ago Electrical

Hi, If a house being sold has an open (electrical, it seems) application/permit which is in the status “Status: I – AWAITING INSPECTION REQUEST”, from over 10 years ago, what exactly does that mean [ they filed a permit to do work but ignored the request for inspection ? ] and what ramifications does this have for financing? Must be closed out before financing? The request type is Application. Work to be done is general wiring and ‘service work/notify’. The Job Started and stop dates are about a week after the Application Entered date. “Last Change” date is a year later (AFTER App Entered date). At the bottom of the DOB page there is an ‘inspection’ section with a Field Date and a Disp Date and no comments, those date are close to the Last Change date. Thanks.

Our electrical firm told us the work was self certified. Our permits from 2009-2010 also say “awaiting inspection.”

I know of 2 buildings that had open electrical permits and were sold with the buyer getting financing. It’s not like a violation, which is what most banks look for. Could also depend on the bank and who’s handling it.

I fixed the plumbing permit before listing the house as I knew it would come to light. The porch one came up prior to the title search. My attorney, and I believe the attorney of the buyer too, mentioned it need to be closed out even before the lender said the same. So it was on a couple people’s radars. Actually, it’s been closed out for 2 weeks and we are all just waiting for the DOB to update the website saying as such so we can close. Definitely worth starting with @concord’s plan and see where that takes you.

This is simple: go to the buildings department 210 jerolemon, 8th floor and request an inspection. They will schedule an inspection and if the work is properly done, no problem. If the work is not properly done you will have a problem with the buyers inspector anyway… You do not need an electrician at this point. How do I know this; I did exactly that! For electrical, plumbing, etc. the GC walked away thinking he would hold me for ramson and I just dealt with the DOB (note, work was almost completed when he walked away so easy for me to complete and ask for inspection). Think about it, this has been open for 10 years so that any ‘safety’issues would be moot – although the panels look rather new!!! The ‘cost’ of dealing with banks, escrow, buyer, other comtractor, etc. will pale in comparison to a simple visit to DOB (be prepared, it is a zoo there but it can be done…easily…) Good luck, P.s. Yes, a lender won’t close a loan with an open permit. You’ll most likely have to have an all-cash buyer. I’m in a similar position selling my home and it’s not an electric permit, it’s a porch deck and it’s been a pain in the butt. Possibly you can convince the lender to hold back money from the sale in escrow, but I wouldn’t count on it. Also, I had an open plumbing permit for years, and when I went to close it it took me two more years to close it because so much time had passed since they opened the permit that all the regulations had changed/improved and I basically had to the do the work over again.
