SRO conversion to 3 family potential issues and costs
We are looking to purchase a 4 story brownstone in Brooklyn that is currently configured as an SRO but does have a Certificate of Non Harassment (CNH). Our understanding is that as long as we have a CNH, getting the proper permits and a change of C of O for conversion to a 3 family is feasible and that the CNH is transferable to the new owner. Can anyone advise us as to any potential roadblocks we may be likely to encounter and possible additional fees for this type of conversion? Much appreciated.

I have been there and it wasn’t exactly easy. Because you are applying for a new c of o and you don’t have plans of the existing installations, it basically requires a total gut job and renewing all electrical plumbing and sprinkler. There is no way around it.

Consult with an architect that knows how to do an “old code” alteration. That will be the only way to do it without running into a whole set of new codes, that basically pull the guts out and build a new building and run up costs and delays in the process. It is not for the novice just wanting a house to “fix up”, and make sure you have plenty of reserves (cash) to carry you through to getting it all signed off. And once started …get it done as quickly as possible, before the “codes” change again….they change all the time these days just to trip “little” people up!
