Sprinklers on a Renovation?

We are doing a gut renovation for a 2 -family with no C/O.  One of our DOB objections was that we needed to put in a sprinkler system. Our architect says its a FD thing. Is this real? Can we fight it and what are the chances of getting it modified and not having to put in system? We would have to change the main water line to do so. Thanks for the help!

Let’s look at that list…   Item 1: Are you spending more than 60% of the purchase price on the renovation?  Probably not. Item 2: Are you increasing the number of families?  Doesn’t sound like it. Item 3: Gutting only, so you’re not adding floor area. Item 4: Adding height?  Nope. Item 5: Converting from a 1 to a 2 family?  Doesn’t sound like it.   If my assumptions about your project are correct, then you do not need sprinklers.  Print out the section of the FAQ and have your architect show the plan examiner.  If the examiner doesn’t waive the sprinklers, then file a recon.  I’ve gotten every one that I’ve filed in cases like this.   Jim Hill, RA, LEED AP Urban Pioneering Architecture.

It would depend upon how much is being spent vs. the cost of the building. Your architect will know how to appeal. Otherwise, you will need a sprinkler engineer and file with DEP as well as DOB.
