Side yard setback in R5?

Hi, My question is regarding 20’x100′ vacant lot which is located in the center of a block in R5 zone, the majority of the houses on the block are built the full width of the lots. On one side of the the lot in question is a house on the lot line, the other side of the lot has a house set all the way to the back of the lot. We have been told that we need to provide an 8′ side yard along the side next to the house which is set back. This will only allow us to build a 12′ house. There are other houses which do not provide this 8′ side yard and have adjacent houses sitting at the back of the lots, how are they doing this if we cannot? Any way around this 8′ side yard besides going for a variance? Any help would be appreciated, lot is in Red Hook. Thanks

So they example house I mentioned down the street was built in 2007 according to DOB, where can I find out if they received a variation? There is no indication on the DOB site. The houses on either side of lot in question were before 1961\.
