Permit for Tearing Down Garage?
We would like to tear down a two-car garage in back of our house. We would not be rebuilding the garage but rather using the footprint to expand our backyard space. This is part of a larger exterior project that includes replacing our roof and restoring our wood siding. We are in a non-landmarked neighborhood. Could someone please advise whether tearing down the garage requires a permit from the DOB? If so, what is the process for obtaining the permit including the costs and timing? Can we do the filing on our own or do we need to hire an architect or engineer? And what are the risks of doing this without filing? Thanks in advance for your advice!

The garage does appear in the DOB file on the most recent alteration filings which are from the 1940’s. We have a private driveway, but there’s no shared easement that I know of. The garage walls are concrete, the doors are wood and the roof is asphalt shingles on top of wood framing. What are the risks of doing this without the proper permits? Just wondering in case the price differential of having someone go through the DOB is significant

Is there any documentation that this building legally exists on your property? Is there driveway access or a shared easement? What is the construction (wood, masonry)? Jock always says an architect is needed. Not always the case.

I haven’t dealt with this issue for some time, but if I’m not mistaken, a garage is considered a “building” on any given lot. To demolish a buiding, I don’t think you need an architect, but you will need a demo contractor to submit paperwork to the DOB and the BEST squad will most likely be involved.

In regards to permits, I would imagine a reputable demolition company would handle best squad pre inspection/post inspection paper work as well as asbestos reports and letters of notification, BLAH, BLAH BLAH. A non mechanical demolition could be done in a day or two…

Hold on a minute! The first answer implies that you NEED an architect to pull a permit to do the tear-down. Not so sure that’s true and, frankly, the fact that the answer is coming from an architect is suspect. Nothing in the original post suggests that you currently have -or need- an architect. You say “this is part of a larger exterior project that includes replacing our roof and restoring our wood siding” which I don’t believe requires an architect. There is a lot of advertising and self-promotion on this site.

Can you please elaborate on that further? I don’t have an architect so would be hiring one specifically for this job. What is the cost and timing for this? Any recommendations for an architect who would take this on for a reasonable price?

Yes, you will need to pull a permit for this work. Just get your architect to do it. If they have not dealt with the BEST Squad than be prepared for several rejections. It is not a simple dashed line with a note pointing to remove the 2 car garage.
