Minimum kitchen

Hi all. Newbie here. I wish I knew about this board months ago. Long story short: I have a legal two family home. One kitchen. Filing with DOB I have two choices. File as a one family, approval I am told could take months as the Brooklyn DOB is very slow. Or two install a kitchen on the top flooring get the permit to finish work this week. I chose to install the kitchen. I want a minimal kitchen just to pass inspection, likely as self certify by the architect? What is the bare minimum?

Tell you what–I have an old kitchen I’m about to demo, with clean countertop stove, wall oven, old fridge and cabinets, possibly a sink (i may keep it, but you can definitely take sink base cabinet) that are all yours if you come take them. Pay a day laborer or do it yourself I don’t care. Hit me with a reply here if you’re interested and we’ll make it happen.

The bare minimum is a sink, stove and some cabinets. GFI outlets. It is amazing what you can find real cheap on craigslist, Ebay (search by closest). I recently found a perfect claw foot tub (extra large) that I had been looking for a while, when I got there to pick it up (Ridgewood Queens) the guy asked if I wanted the kitchen sink, a fabulous 1940’s white enamel with draining board attached cast iron white enamel in perfect barely used condition, and it came with a chrome faucet the works! $100.00 for tub + free sink and faucet! oh and drain etc.

You only want to do what is legal. Cabinets/counter are unnecessary for a legal kitchen. Since I know more than one person who had to purchase their own fridge for a rental apt, it would seem that is not legally required either, although the necessary wiring would be required; your architect should be able to advise you there. Get a used sink and stove or buy the cheapest thing you can find in HD. I installed a junk kitchen to get the DB inspection done for a major project (it took another 9 months before the ‘real’ kitchen was complete); my contractor commented that the DB could not fail me for bad taste.

I think you are making the right decision to maintain it as a two family. It will be more marketable if you ever want to sell it. Get the smallest and most basic fridge and stove and just a few cabinets and a small wood countertop, Then take it down and store it in the cellar.

Get an ikea kitchen. A pain to assemble, but super cheap! You need at least a fridge and a stove and a sink I believe. At least that was needed for appraisal….
