Garage Question

CO for a two Family house lists cellar as Garage and Storage. There is no garage in the Cellar. When the house was built 75 years ago there probably was a garage. The garage would exit into a common driveway. Someone may have converted the garage into one big open space in the Cellar about 50 Years ago. If I wanted to reutilize the space as a Garage what are the Requirements, Garage Room Size, Door Size? Do I need garage Doors or can I use a Regular Entrance Door with a adjoining Window if I did not want to park a Car in the Garage, I know I would have to reframe with fireproof walls the room to meet code. I have a garage in my basement; same situation. this is something as I have thought about as I want to remove my garage door and put in a double door (about 72″) maybe with a light on each side. and I have thought about what happens if I get a knock from the DOB. I think if I were to do this, I would place my doors and the lights as removable or bi fold hinged panels. I can claim it opens fully and if I had to remove it I would (and the garage door that is there now will be stored someplace). But what you are asking is a little different. as far as the DOB is concerned, the garage is still there (as it is in my house). maybe a big wall size door with a smaller door in it? you can claim the door is a garage door. here is the thing when changing doors and windows; we are not supposed to alter the size. if you made a unit that size, I think you are ok. I doubt they care whether it opens out or up and a lot of older garage doors did open like barn doors. in so far as the fireproofing, not sure of the particulars. I will say this, we had brick here but as with your house, it was removed some time ago. Steve
