Expediter & Permit fees estimate

Hi All, I’m building new construction, single family house in Queens, NY. I’m building modular and trying to estimate my costs. What are the permit and expediter fees associated with building a new home, soup to nuts?

We’ve had some experience with modular, using a company out of Long Island for a new home in Queens. Some of the inspections were able to be waived as the fabricator was specifically certified by the state. You will not do a ground up filing for 15K unless maybe if the architect is working inhouse for the prefabricator like no-permit said. I’d forego the website and go to Rockaways to look at their work personally.

Your best bet for modular in NYC may include those companies: http://www.lot-ek.com/filter/residential http://re4a.com/ They do have experience with the NYC code. In addition, I was also intrigued with these guys: http://www.mekaworld.com/ They will refund you architectural fees if you fail getting your plans approved. Hope it helps. Also regarding self certification, there’s still a DOB inspector coming to check rough and finished installation in most case…

no-permits- Thanks, that is one of the builders we are considering, I’ll take a closer look at their website. There are a few in LI who we are considering, but they don’t have NYC experience. transworld- Thanks, that makes sense- I know subs self-certify much of the work, but they are licensed here so the city takes their word. My understanding is that DOB inspectors will give you hard time with modular, so you better brace yourself for that. You want an architect that will hold your hand through all these inspections and help you understand the process. Main problem will be because inspectors want to see plumbing or electrical before walls/floors are closed. If the modular company has experience with NY DOB, they may be of help as well. I recommend you find an architect who does the expediting him/herself. It is possible to find someone for $15k but most architects would probably be scared of modular.

there’s a company called gary allen modular who is doing a lot of work in the rockaways. they seem to do everything in house.

First you’ll need to find an architect or engineer who is willing to sign-off on something they didn’t design and may not even be code compliant in NYC. Then they’ll probably have an expeditor they work with and you’ll get a quote. Construction costs also determine part of filing fees. Finally who is assembling this? I think this soup comes with a side of can’o’worms.
