Buy FAR from neighbor?

I’m thinking of building a house on a lot that only allows an FAR of 2700 sq ft. Was wondering if I could buy additional FAR from my neighbor (his house is below maximum allowable FAR for the lot, and thus he has some to spare). Is this possible? I’m assuming I would still have to abide by height restrictions maximum lot coverage for the lot?

Ownership would not change.  It would be one zoning lot, but two separate tax lots.

how would ownership work if there were a zoning lot merger? Would it then legally become one lot with 2 houses on it?

You would have to do what is called a Zoning Lot Merger which basically turns your two lots into one lot. You can then utilize any unused area on your portion of the lot, but yes, you are still dependant upon all height and bulk requirements.

I believe such purchases are restricted to specific zoning districts, and not allowed in general.
